Where it is

On the registry map, Frenchtown runs from West Tennessee Street north to about West Seventh Avenue, between Woodward Avenue on the west and Adams Street on the east. Its busiest streets by address count, from Leon County’s address map, are Tennessee, Virginia, Georgia, Carolina and Brevard streets, Dr. R.B. and Gloria P. Holmes Street, Duval and Bronough streets and Martin Luther King Jr. Boulevard.

The county places about 3,000 addresses inside it, all in the city: about 36% in ZIP code 32304, 31% in 32303 and 31% in 32301. A little more than half carry a unit number, which on the county’s map marks apartments, condos and offices.

Schools

From a sample of county address points checked against Leon County Schools’ zone maps:

Level School Address Share of addresses 2026 grade
Elementary Sullivan Elementary 927 Miccosukee Road about 40% B
Elementary Riley Elementary 1400 Indiana St. about 39% C
Elementary Ruediger Elementary 526 W. 10th Ave. about 22% Incomplete
Middle Raa Middle 401 W. Tharpe St. about 61% B
Middle Griffin Middle 800 Alabama St. about 39% C
High Leon High 550 E. Tennessee St. all B

Ruediger’s 2026 grade was incomplete in the state’s results; it earned an A in 2025. Because the elementary and middle zones split the neighborhood, check each address with the School Zone Lookup. More is in our schools guide.

Home values

Zillow does not publish a Frenchtown value, and its addresses split three ways, so the ZIP codes are the closest guide. The Zillow Home Value Index put the typical home at:

Area August 2026 August 2025 Change
ZIP 32304 $168,207 $167,898 +0.2%
ZIP 32303 $239,971 $235,537 +1.9%
ZIP 32301 $211,953 $212,024 0.0%
Tallahassee (city) $294,444 $290,281 +1.4%

The index is a modeled typical value for the middle third of homes, not a sale price, and each ZIP code covers far more than Frenchtown. More is on our home prices page.

  • City Hall, 300 S. Adams St.: about 1 mile.

More is on our getting around guide.
